We're getting started on a $240k house flip, come inside

I'm getting started on a real estate house flip and I want to break down the numbers and take you inside so you'll see what I look for before we buy the house and start the renovation. Greg Pineo says one of the three pillars of real estate is "EXPANDABILITY". We must ask ourselves; "How can I expand this house to it's highest and best use"? We'll be converting this house from a 4bdrm/1bath to a 4 or 5bdrm/ 2bath. We try to stay inside the existing footprint to prevent from having to add square footage to the house because that gets extremely expensive.

We'll go over the full scope of this reno so you'll see how much construction really costs. We got lucky because this one won't need siding or windows which is saving us over $10k. We'll walk through the house so you'll see where the new bathroom will go and what we plan on doing to the property to make it attractive to today's buyers.
