I'd like to show you what multiple offers look like in a sellers market. We just listed a house and got 7 showings the first few days. We received multiple offers and today let's go over two of them to determine which buyer is submitting a better offer. There are 5 things we look for when determining the highest and best offer:

1. Price/Lender 

2. Down Payment 

3. Closing Costs 

4. Time Frame 

5. Inspections

      Both of these offers were extremely strong so we had to make a decision based on 1 of the 5 major points. But further I'd like to know which offer you would take as well. You'll be surprised at what buyers are offering on houses today and losing the bid.
