Are you sure that Renovation is adding value or just cost?

If house prices are starting to get decline, would be sellers will often renovate their homes to make it more attractive to potential buyers. Certain expensive renovations can actually hurt your home values or turn away would-be buyers.

Before investing hard earned money in those renovations seek the advice of real estate agents and professionals, especially if you are trying to sell in the next 12 to 18 months.

Swimming pools can be a real turn off for a lot of potential buyers. The wow factor depends on what part of the country you live in. In Arizona, swimming pools are a must for those 110 degree summer days. Many buyers see pools as a big liability especially if you have small children. Potential Buyers also see money $$$ and a big time commitment in up maintaining the pool clean. You don't want to scare off half you would-be buyers with a pool they don't want.

Adding a additions adds square footage and therefore value to your home. But doing the wrong type of addition can be hurt you if it does flow with the design of the house even if it adds value. Your addition must be well designed and executed. If your wanting to sell your house in a hurry forget the addition and think about updating your kitchen, and bathrooms. It's a lot faster and less hassles.

Your house must stand out from the other homes for sale down the block. Media rooms, rec rooms might be popular, but converting a garage or a den into one could be a big mistake. A good real estate agent can hide a lot of deficiencies by defining a space through staging.
