A pre purchase property inspection is something that you shouldn't overlook when buying a residential or commercial property. This is because you want to know everything about it from the inside and the outside before you are responsible for making payments as well as for the safety of everyone who uses it. What are some good reasons to have an inspection done?

Is There Termite or Other Pest Damage?
As part of the building inspection report, you will know whether or not there are signs of infestation or if any pests are directly detected in the property. If there are signs of pest damage, you may want to hold off on buying the property until the issue is taken care of. Even if you take care of the damage yourself, doing so now makes it easier and less expensive to take care of the problem.
Is There Damage to Contend With?
You may not notice the weak fascia, the broken door or any number of issues when you first look at a house or investment property. Having an inspection conducted gives you the time to get an objective look at a home's condition from someone who knows what to look for.
Can You Make the Home More Energy Efficient?
As part of an inspection, the inspector may give you tips and advice as to how to make your home more energy efficient. This may include adding insulation, replacing your windows or simply changing out the lights. He or she may also point out areas in the home that may be hotter or colder compared to the rest of the house at any given time.
Make Sure Any Upgrades or Updates Have Been Done Properly
If the previous owner installed a new railing, you want to make sure that it won't come loose. If the previous owner did some electrical work on his or her own, you want to make sure that the wires won't short or otherwise catch on fire. While an examination of the home's electrical work will be part of the building inspection checklist, inspections of cosmetic and other less important work may not be conducted unless you ask.
Are There Water Leaks in the Home?
The last thing that you want to deal with in your home is water damage. A simple leak in the roof can turn into a major flood in the attic or lead to major moisture damage in the basement. If you don't do anything about it in a timely manner, you could even see cracks in the foundation that could cost thousands to repair. Knowing about even the smallest of leaks can make it possible to seal them and prevent damage to the property as well as mold, mildew and other issues that come up when moisture is present.
Handover inspections make it easier for a buyer to know exactly what he or she is getting. Armed with this knowledge, changes and improvements can be made to the property, and some of those upgrades may even be paid for by the previous owner. This results in a safer and perhaps more valuable property before the new buyer even takes possession.
