My First Pay Check!

We Did It. My First Successful Deal!

I am in the process of removing all my blog entries to my privately hosted blog website.

Feel free to find the blog entry here.

I hope there will be questions and interaction as I am trying to help those that want to get started with investing.

Please refrain as much as you can from private messaging me and post on the blog so I don't have to answer the same questions several times. Any questions you do not feel like asking in public feel free to pvt message me.

I guess I didn't write this blog for nothing. It would have sucked it I want through all this effort, and believe me, it was effort, and I didn't get the happy ending I wanted. But I did. From beginning to end. Find out how I did it here.

Well it finally happened. 

Got a deal under contract, found a buyer, closed it, and received my first check.

$14,000.-

Now just repeat I suppose...

  1. Congratulations! I have a total wholesaling newbie question - did you avoid a double closing by assigning the contract? Btw, I love that you offered to share your profits with the little old lady!


    1. Indeed. I started going through the procedure of double closing. But it was really complicated and all the fees started to creep in on me. I figured the buyer knows how much I am making, the seller knows  (as I told her),  and I just did an assignment fee.

      It was a tricky number to be at.

      if you make 5-10K  do assignment.  If you make 15+K  Do a double close.

      But anywhere between 10 and 15K.. that area is in limbo. With all the fees of DC you make as much as a 10K assignment closing...

      so the lesson here.. make 15+K  :D

If u don't mind me asking, do u who know any investor friendly attorneys especially that deals with double closing and assignments in the Fairfiled County. I'm having a hard time trying to find one.
