Brook Square Renovation November ‘09

Crews have been busy over the past couple months with the renovation of this property.  All of the handrails have been replaced as you can see in these pictures.  Many of the units have also gotten upgraded furnaces, paint, carpet, and counter tops.  It’s an ongoing process but these apartments will be very nice when we’re finished!

  1. Hope you get a good return on your money spent for the rennovations!

  2. It is a 50 unit complex that the previous owner and manager let go to waste. Drugs got into the place and with them came a lot of bad tenants (or vice versa). We had to evict the majority of the tenants and are now renovating the entire complex. It's a slow process due to the lack of income from rent so we have to make them ready as we get a lease signed. As far as the budget goes I'm not all that familiar with it. We had this project underway before I came on board and I'm not running this particular project. I just visit the property every once in a while to get an update on the progress.

  3. Jason, Looking good. I'd appreciate some data points on your project. How many units? What are you spending per unit? What is your largest budgeted expense? Where have you gone over budget? Thanks. Kyle
