We're In!

We’re In!! We're in! After over a month of anxiously waiting... we are finally able to see the inside of the house we purchased at the sheriff's sale (if you missed my story about the auction you can click here or on the gavel below). My first reaction = phew! I fully expected to walk into the house and find garbage, mold, mildew, human feces, and every other nasty thing you can imagine. I expected to see broken pipes, water damage, and a cracked foundation. But guess what.... none of that existed! Luckily, the house was winterized in October of 2014, so frozen pipes weren't an issue. Additionally, it appears that the previous owners straightened up and cleaned out all of their stuff prior to Oct '14. The house has just been hanging out waiting for the foreclosure suit to play out so someone like myself can come along and make it beautiful again! I walked through and found a house that simply needed to be updated. Thanks to its modern design, it already had an open floor plan with a beautiful double-sided fireplace running through the center of the house (pictured below). IMG_20160505_123559 No doubt this house was a beauty back in the day. With its open concept it was about 50 years ahead of its time. Nowadays it's all about openness and maximizing space. This house has the bones of a house built-in the 2010's. I don't anticipate knocking down many walls, if any. I like many things about this house but one that caught my attention as I walked through it for the first time was the lighting. There are windows everywhere! The great room, kitchen, dining area, and family room are filled with windows. Even the finished lower level has a row of good-sized windows. Not to mention the master suite is equipped with a sliding door that walks out to its own deck with a view of the private wooded backyard! Check out the great room windows below.

As I walked through the house I looked for major issues. I had no luck finding them. I noticed a kitchen that needed to be updated, walls that needed to be painted, and carpet that needed to be replaced. Speaking of carpet, check out what I found underneath: IMG_20160505_124944 Yes... that's HARDWOOD!!! Cha-ching! I can't tell you how glad I was to see that. A little refinishing and these babies will look brand new. So..... where do we go from here? Leading up to this point - here comes a horse racing analogy - we've been loading the gate and getting prepared at the starting line. Now, the gates have opened and we're off! It's time to design the renovation, finish the bidding, finalize the budget, and get going on this renovation! The quicker we turn this house around, the quicker we're able to move on to the next one! As some you may already know, the real estate inventory in Cincinnati is low. The quicker we can get this home market ready, the quicker we can hand it over to someone who's looking for a great home on a great street. Its close proximity to St Ignatius and LaSalle (#LRD) make this a great home for a family. Now that we're in the house and working on the reno, I'll post updates more frequently. I'll share pictures of the demo and remodeling so you can follow along as we transform each room in the house. And of course I'll share before and after pictures as we finish each space.
