The End Is Near...I HOPE!

Well, you always remember your first - your first car, cell phone, love, dog, break up, and now we can add rehab to the long list of unforgettable firsts. I used to read other people's FB posts or blogs about how they "learned so much" on their first rehab, but you don't really know what that means until you experience it first hand.

I purchased my first REO, did my due diligence (or I thought), trusted (or I thought) the contractors opinions I walked through before buying a property, and moved forward with the deal. Being the agent and having the expertise in the market, I know I bought at a great price in a great area where rehabs are happening and selling! So I was ready and said bring it on! After the first couple of weeks into the project, I realized the people on my team operated at a different speed than me. No matter how many referrals you have there is always a risk when starting a new relationship with someone. We just hope it turns out great....hopefully we can exclusively "date" and work together on future project...maybe not...

First week on the job we found black mold on some roof boards, a broken sewer line to the house, a poorly patched hole in the roof - WHAT?!?! How did this happen!?!? I walked my "professional" team through this house several times - how were these things missed?! But no time to fret - we need to push through and fix the problems and try to stay on track. 

The project continued with many exciting days of transformation littered with days of chaos due to scheduling conflicts, inventory shortage, scope changes, and so on. I heard another investor say - "Being an entrepreneur is like having a hot girlfriend that throws fits!" Why yes that is true! I am here at the finish line - one week count down until we hit the market - dragging my contractor by the scruff of his neck across the line! Come Hell or High Water I will finish this project, it will be a success, and I will kill it on all subsequent projects. I continue to learn from my mistakes and celebrate my wins! The biggest learning curve on this project is be careful who you surround yourself with. Only allow yourself to be surrounded with people who have a similar work ethic as you. A+ Players ONLY!

  4. Best of luck getting to the finish line. Anyone who has done a rehab knows what you're going through. When you get through that settlement, all of those feels are going to change to job. Keep Going!!!
