Wholesaling in the Seattle Market!

Hi Everyone,

 I just wanted to start this blog to share my experiences in wholesaling in the Seattle market at this time. Currently we are getting leads, following up, and marketing fairly resourcefully.  I am working on better SEO results as well as online marketing so, that it becomes our primary marketing focus.  We are working on some deals currently but, we have run into many instances of people either being in denial or out of touch with current market pricing.  Now to clarify our target market is core Seattle and we are dealing mostly with people that have alot of equity or are in preforeclosure. 

We have been doing our best to to educate and show them where we are getting our numbers from including several scenarios but, the response seems to always be 'your offer seems very low.'  The Seattle market hasn't dropped as much as many others but, still remains pretty high and it's typically 12 months or so behind the rest of the country.  We believe we still have some more price drops coming over the next year or two here.  We wanted to find out if anyone else in the Seattle market is successfully wholesaling (2 plus deals a month)?  If you would share a couple of tips that would be awesome!  Also anyone else in other markets feel free to chime in on how you are making deals happen.

Anyway I was thinking about pursuing other strategies such as working with other wholesellers on a referall fee basis because, I gotten lots of calls from other wholesellers lately.  We have several built in cash buyers but, we are unable to keep up because we are not finding the deals at 70% or below ARV including the repair/selling costs. Is this unreasonable it's pretty much standard of all the investor/buyers we are working with?
