For the love of.... GAAAAH!

Thought I finally had one, well, two, in the bag. Two 4-plexes in Phoenix. Price was high, which is why they'd been sitting on the market for six months. Or, so I thought. 

I ran the numbers. Cash flow was great, expenses not bad. There was a good case for rent increase, as the owner hadn't had one in years. All was right with the world. Had more than enough to cover the down payments on both. 

I called my agent in Phoenix. "Frank. Finally found one. Let's do this." So he called the owner's agent to get the ball rolling. Enter, "The catch."

Frank: "Aaron. So I talked to the agent. Seems there's a problem with the county. The units are actually listed INDIVIDUALLY. So basically, this is a commercial deal instead of a residential." 

I can't print the words which were said. I mean, I could. But they'd just get me worked up again. So. Once again. Back to the table. Unless the owner can pull off a Hail Mary soon, I'm already moving on. My guess is, the listings will still be there for another six months.
