Pre-pre-pre spring cleaning

Today is the most productive day I've had this year, but also its the most productive I've been in a long while. Yesterdays desire visualizing was monumental for building a support base with which to propel myself into a level never before dreamed. 

What did i do to feel this good about last Thursday? Well, on the multiplex I'm working on (which to be honest i felt i was losing) i found that the seller is motivated to sell, enough so that creative financing and other creative strategies are now in play. This will allow me to truly secure this deal and make the profit that i am looking for moreover I really get the feeling now that i am more than just a hungry investor looking for the next deal, I am actually helping this seller achieve his goals, learning how to work with others in a  true professional sense and further building on the personal accountability (to be where i say i will be) to myself and my business. I also found a charity owned house for dirt cheap and after quickly analyzing the property (also exciting since until recently i've been doing it wrong), and realizing it was a gem of a steal (yea, that good), i am locking it up today with my purchase agreement and will have it sold before next weekend. 

I'm a bit cautious when it comes to overloading my plate. on one hand, i have scripts and contracts ready so that when i do find a deal, i can snatch it up. but i don't want to just focus on the number of leads just yet. everyday i feel better about all of this; i'm more comfortable on the phone, building rapport is naturally second nature (and since i am working with people out of state, its immensely important, I feel more-so than usual) for now, i'm going to take it one move at a time, and focus on doing things right.

The other thing that is making today, my best day ever, is that i made a time budget. this is seriously the best idea ever since it keeps my thoughts organized and i always know where i am supposed to be, which is HUGE. The other benefit is that with each hour I complete the goals I set  earlier and make the rest of the goals far more likely to be accomplished like some sort of a self fulfilling prophecy. 

My goals for tomorrow? pushing forward with the multiplex and sfr property deals, the 50 minutes of dedicated calls, and learning more about private loans since after i build a bit of capital, the next step is to begin flipping and holding the properties for myself.
