House vs. Apartment: What’s the Better Investment?
As a current or potential real estate investor you may be wondering which type of investment property is right for you: multi-family or single family property?
If you ask me, I will always say multi-family.
While both options offer cashflow and equity, you can create a more powerful cash flow that increases in value by investing in apartment buildings and duplexes. Today we will discuss 3 key benefits to multi-family housing investments.
1. Efficient Time Management
When you have multiple properties under one roof it’s much easier to take care of maintenance, tenant issues, grounds and other management duties.
Whereas single-family homes are typically spread out across a city, your apartment units are concentrated in one place. This means one manager can handle everything in less time.
2. Opportunities to Increase Value
There is no magical formula for increasing the value of your property, and it doesn’t take place over night.
Only so many upgrades can be made to a single family home. Also, the upgrades only impact that one unit. On the other hand, with multiple apartments units, you have opportunities to upgrade several units, and the complex as a whole, in order to force property value up.
With apartments you’re not limited to just interior and exterior remodeling. You can phase in amenities like laundry rooms, a business center, or maybe revitalize a useless space to create something that benefits tenants.
Even small investments, like enhancing the landscaping for curb appeal or adding security cameras, can create more appeal to tenants.
These improvements will positively impact your cash flow because tenants will want to stay. Keeping long-term tenants and reducing turnover is vital to the profitability of your investment.
3. Bigger Impact
In addition to more appreciation, easier management, and terrific tax breaks, you can make an incredible impact on your community by investing in multi-family housing.
Take a look around your city and you’ll see apartment buildings and small multi-family properties that need a lot of TLC. Renting families need that housing, and they depend on growth-minded investors to provide them with a safe, affordable place to raise their families.
Imagine the impact you could make by taking a run-down, unkempt 21-unit apartment complex under your wing and transforming it into a place where tenants can’t wait to apply for an apartment.
When you create a space where families can thrive you are truly giving back to the community.
You can’t make an impact like this by renting a house to just one family.
There’s no doubt that multi-family investment properties are a bigger investment, yet when you have the commitment and right team in place to help you through the process, you can reap the bigger rewards – Not only for yourself, but also for your investment partners and your community of tenants.
