Progress??
Well I have turned the page and here's where I'm at so far.
1. I have decided to start by wholesaling properties to build capital.
2. Acquired contracts (purchase agreements, options, assingments) via internet, BP, and other resources.
3. Made an appointment with a real estate attorney on Monday 2/15 to go over my contracts and set up a business structure. I went to his office but he never showed and never called me back. I figured he was never interested in my business or took me seriously anyways. (a blessing for me because he was charging me $1k for a retainer fee) He actually saved me money!
4. Ordered fifty bandit signs and got a deal on a couple magnet signs for the car. If you need some cheap bandit signs go online to dirtcheapsigns and tell them Ray Keziah sent you!
5. Thursday 2/18 I got the nerve to start making offers. So I just got some leads and made five offers at 70% FMV and they all made me embarrassed a little. hehe but at least I'm doing something.... I know I'll get a bite sooner or later.
I know this is just a start but I'm glad to be taking action. I plan to make or have a deal by the end of March. Hopefully I will get some more leads when my signs come in. Also I plan on filling out my forms for an LLC and register it with the Secretary of State. Anyone want to help me fill in the blanks?
Other thoughts: I stumbled on a toastmasters club website and found out there is a club nearby. What are your opinions on joining a toastmasters club? I think proper or effective communication is crucial for this business or any business where you deal with a variety of people day to day, especially with negotiations!

Nick, this is why I decided to post my progress into this blog, not to be bragging or to just have something to blog about. This is for my benefit and perhaps a benefit for new investors getting into the business. I appreciate your input and didn't mean to come across as being careless and to just do something to do it. I believe it is my lack of understanding and experience, is how my first attempt at making offers made me seem careless. I do plan to practice more and keep getting better. Which is why I think joining a toastmasters club will help me communicate with others better. I have always thought my communication skills aren't up to where it needs to be for this business. James, you are right and I will work on my attitude toward attorneys. Thanks for both of your comments.

Nick gave you some good advice. Now, keep up the good work. Remember this about attorney's, they actually work for and with you. Do not be afraid to put out what you want and how you expect things to go. But, treat them like you would like to be treated.

Ray, one thing bothers me about what you just said. You said you made offers and they made you a little embarrassed, that's great! But!! and a big BUT!!! You passed it off to easily by saying, 'hehe but at least I'm doing something' Don't do something just to do something! That's counter productive. You're not putting any true effort into the process. You can't expect any positive results that way. Doing this, your speaking with a seller will easily show the seller your carelessness (is that even spelled right?) in your voice, choice of words etc..... Yes, making offers is great, but make them with some consideration that you're actually trying to get a real deal, not just making offers so you can blog about making offers. Who cares if you made offers if you don't even care about it yourself. Next time, make your offers and feel confident in yourself, your offer and the way you do business or you will see the flip side of that coin.
