Watch your profit go right down the drain. Literally.

I just answered a question in the forum that prompted me to write this blog. recently I bought a property at sheriffs sale and you cant do any inspections. We did everything right. Sold it in one day for full price. After the inspection we found that the sewer line was infested with tree roots. Worst I have ever seen. our nearly all of our $20k profit went right down the drain.

Word to the wise. if you cant do inspections and the property is vacant watch out for signs of a bad sewer. lots of trees, sagging in the yard where the sewer clean out is, talk to a neighbor ask them about the house. make your offer with a contingency for the sewer line. These are so expensive that its hard to recover so you just have to account for at least something. 9 times out of 10 you will be fine but that 10th time will be one you wont forget.
