The hardest part....waiting to close.

Approaching the close of my first wholesale deal, I've checked off almost everything on my list. The property was locked in at 95k, initially, I was going to flip it until another investor asked me about buying it. What made me choose to wholesale instead of flipping is how quickly he could close. I ended up agreeing to wholesale the property to him for 115k. We've signed all contracts, turned them into the title company, E.M.D, inspections, and appraisals are completed. Now we are waiting for Washington DC to come back with the title search. it has been about 5 business days and we're still waiting. I've been reassured that there is nothing wrong because I felt it was taking so long. Throughout the journey of starting, learning about investing, looking for properties, networking and almost finding deals. The hardest part so far is waiting to complete the deal. These last 5 business days (including 3 weekend days) have been stressful, just hoping the title would come back with no problems. This is the last step to close, hopefully, this Monday or Tuesday we can complete the deal.

More than the money, I need this deal to go through for my confidence. Just to know that REI is real, it can work, if you put in work. I've only been going at this since June of this year but it's been everything I've done in my free time. I've gone to see many houses, I've made many offers, networked as much as I can so far, I want this deal to go through to boost my confidence. 

I've talked about real estate investing to so many people and debated how successful it could be for everyone and it's hard to prove to someone else when you yourself haven't been successful doing it. I want to show all of my family and close friends that this really works. The only way to do that is to close the deal. I pray that's what happens this upcoming week.
