A small step.... but still a step forward.

So last week I found 2 properties, 1 MLS listing & 1 FSBO. Although I the first already had 6 bids, I got a little experience with going to look at and evaluate MLS listing with a realtor I connected with. The FSBO was literally a 7-minute walk from my current residence & I went to view the property after speaking with the out of state owner. Great rental unit after some repairs and updates to the kitchen, bathrooms, laundry room & floors. I knew the area so I immediately knew I would be able to wholesale it to a landlord. Unfortunately, the owner wanted market value for a home that was out-dated for years. She was asking 255k when there was a home on the same street that just sold in June with updates at 259k & another that has been on the market for 60+ days at 289k lol. So we couldn't come to an agreement, I ended the conversation well and told her if anything changes to please call me.

A great experience that has motivated me to reach out to Jerry Puckett for some direct mail marketing. I heard his name a few different times on podcast so I figured I should follow suit... My goal is strictly wholesale deals. Build a reputation as a consistent wholesaler who always brings great deals
