TIME, Our Most Valuable Investment

As a full-time working healthcare professional I often find myself scrambling to find the time to expand my real estate portfolio.  So, I get up early to meet with other investors before going to work.   I show a rental property or start a project on evenings and weekends.  What we forget is, how valuable our time is.  

What I have come to realize is that my time spent developing my real estate investments is far more valuable, and fun, than my time spent as a doctor. I'd like to give an example of an actual property I purchased at auction that was on the MLS.  Taking the time to look for deals, however you go about that,  is what led me to purchase this $100,000 home that I bought for $48,000 cash plus a $10,000 rehab.  I hired out the rehab and then made the finishing touches myself before showing and renting the property.  I now have $52,000 in equity and a property that gets $1,000/month in rent.    

To make this kind of money through my day job I would have to work an additional 520 hours versus the approximate 80 hours I put into this property.  Working an additional 520 hours is not even humanly possible!  I essentially made $650/hour for my work.  And, now I have a beautiful, cash flowing property that will be a long term investment. 

Remember to spend your time wisely.  Many of us still have to work, for now anyways.  But how  you manage your time outside of work or on a lunch break is critical.  It's easy to spend an hour looking at Facebook and not even realize it.  Spend that time on BiggerPockets for a much higher reward.  Make a plan, create a schedule, and stick to it.  Have someone or something to help keep you accountable.  Your efforts will pay off.
