You Cannot Lowball in My Market

I live in the hustle and bustle of Tampa bay. Our housing prices plummeted like everyone else's after the crash. The market recovered about 6 years ago and has bee hot ever since. 

New communities are popping up everywhere and investors have already flipped "the good ones." 

Even bank-owned properties are being sold quickly at list price or higher. I have worked with a few investors already that like to throw mud until something sticks. I even tried it myself. You are going to end up frustrating yourself and your agent. Now that I am an agent and investor, I can spot the signs quickly.

If you are in a seller's market and inventory is flying off the shelves, have patience. You are going need to act on a property as soon as you see it. Even if that means writing an offer before you see the inside.
