    You don't mention where it's located, but on paper it seems like a pretty good deal.

    But:

    I'm extremely skeptical of a 220K ARV if it only needs 10K work. How are you getting it for 110K?

    Repairs/CapEx/Vacancy projections might be a little low.

    You should budget for property management, even if you're planning to self-manage.
