Big hello and thank you to BP! I have just closed on my first property, and if my numbers are remotely correct, I will have almost a 20% CoC ROI on my first property. After studying for a year and learning as much as possible here on BP, I took a leap of faith, and things are looking really good at this moment.
I am was originally planning on self managing this property, but since the return is as high as it seems, I have started thinking about using a PM, and I wanted to see if anyone has a referral for a PM in that area. Looking forward to hearing back from the community, and thanks again!

What's up Jake. 20% coc is great. I'm looking for a multifamily myself. I have seen a few property management companies advertised on craigslist. You might want to try there if you haven't already. I am a handyman in North Jersey. North Jersey is not looking good for opportunities so I will try central/ south Jersey. Let me know how it goes.

@Jorge Hernandez Thank Jorge - I should have the place rent ready in the next 2 weeks. I also think the Camden area is not great. There are other high cash flow areas in NJ that are just safer neighborhoods, so why take the risk if there are other areas to invest.
@Jake Drappi - Shoot me a DM. I am coming back to BP after a very long break. I own/manager 150 units in the area (primarily Millville). I know the area well and I can give you a few pointers on what to look out for. I love the area though. As long as you put a few dollars in the building it can be very profitable.
