Property manager is now c/o on tax bill

So, I have put a new property manager in place over one of my rentals. This property management company is one of the largest in the area and seems to have a long standing and good reputation. I noticed today, however, that they have somehow changed my tax bill for the year that I started working with them, 2024, to include my name on the first line as owner, but then their name right under that with c/o before it. And their address is now the address that the physical bill would be sent to. This is new to me, and I wanted to ask some opinions on this. Any thoughts?

Double check your PMA as this may be a requirement to ensure the PM company is aware of your current status and you are not in default.  In other words, it could be a risk mitigation strategy they have in place as an early alert against bad landlords who don't like to pay their property tax bills.  Not saying you're a bad landlord, but they are out there and it puts the PM company in a nasty situation when the landlord doesn't keep the property taxes current, just like when the landlord doesn't keep the mortgage payments current.

I've never heard of that.  I'd contact them and ask them to look into what happened.  There is no way I'd want my tax bill going to my PM (or anyone).  It needs to go to the owner so they can pay it.  My PM has their name on my utility account with the city as they sort it out when there is a tenant turnover (well they are supposed to, but last time I had to).

@Sam Zawatsky they most likely did it as standard business practice.

We had an out-of-country owner almost lose their properties to tax foreclosure several years ago. we only found out when tenants notified us the notices were posted to their doors. We assumed the owner knew what they were doing with their property taxes, but they really didn't. They assumed we would handle them - but, they didn't even have the bills sent to us.

Ever since then, we added section to our management contact that owners MUST select of they will handle our want us to handle. If they want us to handle we have to do the c/o with our company name, otherwise USPS may not deliver to us.

We've do the same with home insurance and utilities.
