Detroit 48213 Portfolio: 3 Asset Same Block Rental Liquidation 11,7% Cap Rate

I am liquidating a personal, localized rental portfolio on the East Side of Detroit in the high-yield 48213 zip code. This is an off-market opportunity tailored for investors looking for immediate scale, clear operational efficiency, and a double-digit yield.
All three single-family assets sit on the exact same block. This rare cluster instantly cuts property management, maintenance, and vacancy logistics in half.
The Financial Breakdown:
• Asking Price: $240,000 for the 3-property block bundle
• Gross Monthly Rent: $3,600+ ($1,200+ average per unit, $200 below market rate)
• Gross Annual Income: $43,200
• Estimated Net Operating Income (NOI): $28,080
• Portfolio Cap Rate: 11.7%
The Assets & Construction Setup:
• Layout: All three homes feature the identical, highly rentable 3-Bedroom / 1-Bathroom footprint.
• Composition: 2 solid brick homes and 1 frame home, clustered on the same street.
• Occupancy: 100% tenant-occupied with active, stable leases and verified payment ledgers. No immediate rehab or tenant-placement downtime.
• Mechanicals: Updated plumbing, updated HVAC, and solid roofs across the portfolio. Standard driveway/street parking layout.
• Property Rights: Clear titles and warranty deeds ready for immediate transfer.

Why This Fits the Out-of-State Model:
Coastal and Sunbelt markets have highly compressed yields, but this portfolio easily clears the 1% rule. Because these properties are already stabilized, an out-of-state investor can experience a seamless turnkey transition on Day 1, taking over active leases and transferred security deposits without the risk of coordinating remote rehabs.
Transaction Terms:
• Cash, line of credit, or hard money only.
• Direct, assignment-free transaction (I am the deeded owner).
• Sold 100% As-Is with clear title guaranteed at closing.

Serious direct buyers and turnkey acquisition desks only. Proof of funds required for full address disclosure and tenant ledger review.

That Zip Code is mostly Class D!

At least share the Neighborhood, maybe even the street name.

This particular pocket is actually Class C,

specifically in the Hayes & Harper area. All three properties sit on the same block, which is a mix of long‑term homeowners and long‑term renters who keep the street stable.

Most of the vacant land in this area is owned by local stakeholders who are active in urban farming livestock, produce, and community agriculture projects. There is also significant new development happening nearby, and the rental base is made up of working‑class residents, including the tenants currently living in these homes.

How are you defining "Class C" please?

How is your $80k value for each property being supported via the listing and sales data above?

I pull distressed deals from probate, foreclosure, and code violation records before they hit the MLS Detroit's a strong market for this. Your portfolio play got me thinking about what else is moving off-market in 48213 right now.
