Hello,

My name is Perry and I am a real estate investor looking into buying in the Detroit, MI, Dayton, Akron, and Cleveland, OH areas. I work with a network of investors, and I'm in search of turnkey properties, single family/multifamily, max prices 60k/85k a door. I'm also looking for BRRRR properties in class A-C areas. Looking to close within 30 days or less.

I built a system that pulls distressed properties from probate filings, foreclosure notices, tax-delinquent lists, and code violations before they hit the MLS. Cleveland, Detroit, Dayton, and Akron are all live markets for this. The deals surface weeks ahead of public listing, which moves the needle on acquisition costs.

Sounds like you've got a solid buy box and are looking in some strong Midwest markets. At the end of the day, the deals matter, but the local team matters just as much. Having investor-friendly agents, reliable contractors, and a property manager who knows the neighborhoods can make scaling a lot easier. Wishing you the best, I hope you find some great opportunities.
