I am in need of a hard money lender for a fix n flip I am purchasing. Ideally I would like the option for 10% down. Thank you.

    Hi Matt,

    I saw your post about looking for a hard money lender for your Fort Worth fix-and-flip.

    I work with several investor-focused lending partners that may be able to help, depending on the strength of the deal. To see if there's a good fit, could you tell me:

    • Purchase price
    • Rehab budget
    • Estimated ARV (after repair value)
    • Property type (SFR, duplex, etc.)
    • How many flips you've completed
    • Your estimated credit score range
    • How much you plan to bring to closing
    • Are you currently working with any other lenders?

    You may have more options than you think, depending on the strength of the deal rather than just the down payment.

    For fix-and-flip projects, we typically evaluate the purchase price, renovation budget, after-repair value (ARV), borrower experience, and overall exit strategy before determining leverage.
