Prop Stream or REIPRO ?

    Hi Randy, I have not used REIpro, but I have a few others, names escape me. I've used listsource. I've been using propstream including using the automator tool and done post card campaigns, but mostly use PS for; I've had PS for 3 years about. $99/mo is like owning a hammer. I can't imagine REI without owning a bunch of "hammer" like tools. Its that basic in my business.

    - digging deep into a particular property; owner, mailing address, is it or was it listed on MLS the MLS details, liens, bankruptsy, divorce, late on taxes, THE MORTGAGE info and transaction dates. The person on title person on the mortgage. I don't use the valuation tool but its more flexible then the zestimate, but just as prone to including in appropriate house sales into the ave sales price calc. BUT you can tune which houses are included... The mortgage info and its estimate of today's balance and the monthly PITI is great.

    - Creatring lists based on the best set of data and filters I''ve found.

    - post card campaigns.   It can do ringless voice mail but RVM is less useful then it sounds.  Whens the last time you listed to your voice mail?  I turned my phones VM off.   I can do email marketing but PS lakes the key feature called dynamic data.  Google dynamic data.  Post cards are filled with the owners name/address so there is dynamic data for post cards.

    There's 2, 3 maybe 4 face book groups that are PS focused, one main company sponsored group, and a few expert users created their own FB grouips.   Many training videos, maybe some are accessible prior to signing up?   Do the 7 day free trial?

    I consider PS the best data base of specifics about the specific house out there.   Which makes it the best source of creating lists based on filters.   See the image I pasted in.

    Read other threads here on;   how to create a list per your target owner;   high equity likely to be a seller,  low equity likely to be a seller subject to or lease option...  And all seller types in between.

    I'll just summarize list making and marketing and getting deals;   buying into the best list data base (propstream) and having non-sensical, off the mark,  too broad will still get you no deals, where a poor data source but in the hands of an expert at tuning AND post list pulling manipulating the list can get deals.   Same thing re contractors;   the best materials in the hands of bad contractors can result in a bad job where bad materials in the hands of expert contractors can result in an excellent job.

    I agree that when I was new I asked the same questions as you (many others) questing for the "best tool".    But that question misses the mark;  how to use any tool to target deals (today)?

    Each of the ">" can expand and many fields that take numbers or check boxes etc etc.  See the free trial to get the gist.

    LOL I repeat... now the expert use is in what do you enter into the filter fields??  :)   Read other threads, watch youtubes on finding sellers.  Its learnable.
