Adaptive reuse: <2,000 SF commercial → micro-hotel. Would you JV this?

I own a small commercial building in Culver City that I just finished entitling for conversion into a 7-room boutique micro-hotel.

I'm a hotel operator and licensed GC, and this is my fourth adaptive-reuse project. What interests me more than this one property is whether this can become a repeatable model:

Buy small underused office/retail → entitle → convert → self check-in + centralized reservations + one local cleaner → stabilize → refinance → repeat.

The Culver City project is fully designed/entitled and the current construction budget is approximately $500K.

Rather than simply bringing in passive capital, I'm considering a 50/50 JV with one hands-on partner who contributes the construction capital and actually wants to help build the model with me. I bring the property, entitlements, GC/construction experience, hotel operations and existing reservation infrastructure.

Curious how other real estate investors would think about structuring something like this — particularly the 50/50 JV and what you'd want to see before pursuing a second location.

I’d especially love to hear from anyone who has done adaptive reuse, small hospitality or commercial-to-hotel conversions.
