I'm a licensed real estate agent with New Western here in downtown Birmingham, and I'm conducting some market research to learn what kinds of properties investors are looking for these days. Are we looking for certain areas, builds, scopes of work, ARVs? Let me know! @Dalton Davidson Local take: under $200K on MLS is full of foundation / HVAC / soft-rent traps unless the street comps are renovated. Off-market only helps if rehab scope is real and ARV isn't fantasy. What buy boxes are actually clearing for your investors right now on price band, beds, and max rehab?

I've got plenty of deals off-market to fit any buy box, and I'm not just saying that. My team does comprehensive work and puts together investor packets including comps, tax documents, and pictures. I walk every property myself, and I have contractors I consult with as well as my team, to give as accurate an ARV as possible.
We just sold one out toward Roebuck last month. It was a 4 bed, 2.5 bath. We sold it for $140k. Within 21 days, he put in $65k worth of rehab and resold for $319,000 after only 7 DOM.
We have an acquisitions team looking 24/7 for great deals for our qualified investors, and great deals are out there. We do the hard work of finding those deals and providing as much information as possible for investors to maximize their value. And our deals go fast.
My goal is to find deals for every type of investor, depending on their buy boxes. I'm curating a list of investors to reach out to when I get wind of a property they may be interested in. Some of my investors prefer huge scope of work, while others just want a quick light rehab to fix-and-rent. So to answer your question, every buy box is clearing. We primarily service the greater Birmingham area, but we can find deals in every part of the state for our investors, wherever that may be.
