Thanks Lee, with the structure of paying the 20% on the back end, I doubt this will work for any HML. I would use an HML for the refi at the end though. Let me say, I am open to whatever structure would work for a private investor if their State won't allow 20%, or they need an equity split rather than a straight percentage etc. I always believe with a good deal, there is a way to work out those details so everyone wins!
