Hi Hana, so you just enter in any property whether it's Commercial or Land, and it populates information for you?
Hi Hana, so you just enter in any property whether it's Commercial or Land, and it populates information for you?
Hi @Davon Murphy,
Yes, the calculations and analysis are fully automated. You simply enter the property details, financing information, income, expenses, and any renovation assumptions, and the tool calculates everything from there.
Cash Flow Analyzer Pro Asset AFC It's primarily designed for residential and multifamily investment properties, including commercial multifamily properties.
What I like about it is that it goes beyond simply giving you an ROI number. It compares Buy & Hold, BRRRR, and Flip side by side using the same property and it tells you which strategy looks stronger based on the numbers and assumptions you enter.
It is one of the most complete and advanced tools available out there and very easy to use.
Some of the main features include:
1. Strategy Comparison
Compare Buy & Hold, BRRRR, and Flip strategies using the same property and assumptions to see which approach generates the strongest returns, cash flow, and overall performance.
2. Investment Performance Analysis
Calculate key metrics such as cash flow, cash-on-cash ROI, total ROI, cap rate, rental yield, DSCR, equity growth, and estimated profit if sold, giving you a complete picture of the investment.
3. Equity & Wealth Creation Analysis
Track all major sources of wealth creation, including cash flow, mortgage principal paydown, property appreciation, below-market-value equity, forced appreciation from renovations, and depreciation.
4. Renovation & Forced Appreciation Analysis
Enter renovation costs and the ARV to see how improvements affect equity, ROI, refinancing potential, and overall returns. For example, if you rehab $100k in upgrades, you can set the expected increase in value, which the tool factors into ROI.
5. BRRRR & Refinance Analysis
Run a more detailed BRRRR analysis, including how much cash can be pull out through refinancing and how much money left invested in the deal.
6. Post-Refinance Validation
Check whether a BRRRR deal still works after refinancing and and whether the rent income still supports the new debt payments.
7. Financing & Funding Analysis
It allows you to explore different scenarios, like using HELOC, Cash, or other loans for funding or renovations, and the calculator will take into account the payments you need to make for these funds.
8. Mortgage Payoff & Debt Planning
It gives you the options to make Extra repayment to your Mortgage, Line of Credit or Loan and you can see how fast you can pay it of and what is the outstanding balance.
9. Interest Rate Sensitivity
Most tools assume the same rate for 5 or 10 years or even 30 years, while with this tool you can select the variable option and run simulations to see how changing rates affect your investment over time yearly, even monthly.
10. Long-Term Forecasting
Project cash flow, equity, mortgage balances, property values, and overall wealth creation for up to 30 years.
11. Real-time ROI tracking.
This is not only an estimator but also a tool to keep track of ROI in real time once you own the property. You can adjust rents, property value, and appreciation year by year instead of relying on a fixed growth percentage.
12. Multi-Unit Income Analysis
Include up to 50 rental units for the same property Including rent, parking, laundry, utilities, and other income.
13. Detailed Operating Expense Analysis
Account for vacancy, repairs, maintenance, management fees, CapEx, and it allows you to add more operating expenses if needed.
15. Property Data Import
Reduce manual data entry you can paste listing information or import screenshots and PDFs to help fill out the property details faster.
16. Color-Coded ROI Indicators
Quickly evaluate deals using built-in indicators where green indicates strong returns, orange acceptable returns, and red weaker returns.
17. Professional Reports
Generate professional two-page reports that can be shared with clients, partners, investors, banks, and lenders.

Overall it’s much more than a basic calculator. The useful part is being able to compare strategies, test different assumptions, and see a detailed breakdown of how the deal could perform, all in one place.
I hope this helps.
It is helpful Hana, thank you for providing such a detailed description. I want to explore it and guessing it will save a lot of manually doing everything towards a decision to pursue a deal or check someone else's to make sure risk is down.
