I’m looking to connect with private lenders and investment-minded individuals interested in funding a rural real-estate acquisition and resale business in Hocking, Athens, Vinton, and Fairfield Counties, Ohio.

The business model is straightforward:

Find undervalued property → acquire it conservatively → make the necessary improvements → resell it → repay the capital → reinvest and scale.

We’re focusing on rural properties with:

Strong underlying land value

Existing homes, manufactured homes, cabins, or usable structures

Well/septic or other viable utilities

Clear potential for improvement

A purchase price that leaves room for rehabilitation, transaction costs, and resale

The goal is to start with carefully underwritten properties, demonstrate that the model works in the local market, and then scale into larger and more profitable projects.

I'm looking to speak with lenders who are comfortable discussing real-estate-backed financing, acquisition/rehab financing, bridge financing, or other private lending structures.

All properties would be evaluated individually, with purchase price, renovation budget, projected resale value, carrying costs, and exit strategy documented before committing capital.

Justin — I'm Justin, mortgage broker with Power Loan Group. Real question: do you have skin in the game on these deals? Nobody does 100% without a long history of successful deals done — if some guru told you it's easy, they lied.

      That's why I think doing action is so important. Guru's say things just for views until you see behind the scenes. I was fortunate because I found one of the groups from a listing I was looking at and that's how I got entry. Other than that, I just kept on going until someone wants to work with me. And help fund their deals as a transactional lender.

      I have been an MLO since 2003. Licensed since 2020 and a broker for a decade. I ALSO flip and invest in rentals. I think that is important AS a broker to get a better understanding of what people are going to go through with each lender. When you call yourself a transactional lender, it implies you are getting the money for a double close, which we call transactional funding. If you are acting as a broker, that is okay to say so, no license requirement in for business purpose money in most states.

      Right, just a Transactional Lender to assist with Double Closing. I have not brokered any deals besides attempted to acquire deals for Buy and Hold within commercial multi-family or to flip contracts as a Wholesaler without the success that comes from closing the deals. I eventually came across Transactional Lending and I parked in this space given everything I've learned so far throughout the real estate industry.
