Chicago GC looking for a private lender

Hey everyone. I am a licensed general contractor here in Chicago and I'm starting to move into buying and flipping properties myself instead just being on the rehab side. I already have a solid crew and subs I trust. Im building on the financial side now and want to meet private lenders not instead of scrambling for one if I land a deal.

My acquisition side includes developed relationships with wholesalers, investor friendly realtors, d4d myself, and using an affiliate company that I also own to that lets people approach us to sell their properties off market.

Im mainly looking at failed flips, stale listings and light to medium rehabs around the Chicagoland area. Most of what I am targeting is max 400k with anywhere between 25k to 100k in rehab costs. The rehab costs I calculate myself and my target MAO is 65 to 75 percent ARV to leave plenty of breathing room for healthy profit margins although I would be open to going up to 75 to 80 percent ARV if the rehab is relatively light.

And being entirely honest here, I would be new as the actual principal buyer. I'm talking to lenders for the main acquisition and rehab financing already. What I would really like to find here are private lenders I can build relationships with for other parts of the capital stack like gap money, EMD, rehab float, etc.

Although I would like to work with just one individual to fund the acquisition and rehab, I know that is a little out of reach because of status being a newer principal buyer. Regardless, I'm open to a 15 percent prorated fee and 1-2 points if anyone would like to give me a chance on the whole purchase. Whether it be the full flip purchase or a novation.

Im also open to JV deals but ideally would like to find people I can work with repeatedly as volume picks up.

    Michael — I'm Justin, mortgage broker with Power Loan Group. I'll be straight with you: if you're asking strangers for EMD money and gap funds, you need money — and no lender funds 100% to a new flipper, even a GC turned flipper. You need a capital partner who actually has the money. Find the partner, bring me a real deal with real capital behind it, and I'll give you real numbers.

      Justin, I appreciate the concern, but you seem to be arguing with a financing strategy I didn't ask you to evaluate.

      The purpose of the post is specifically to connect with individual private lenders. I'm not looking for another mortgage broker, and I'm not looking for a capital partner or giving away equity.

      I'm already having conversations around acquisition and rehab financing, including structures that can provide significantly higher leverage than what you're claiming categorically doesn't exist. Whether a specific deal qualifies is obviously going to depend on the collateral, ARV, rehab scope and underwriting.

      I'm building the private lending side of my network because I want multiple capital options, not because I need a stranger on BiggerPockets to explain to me that real estate costs money.

      But I appreciate the offer. If I decide I need another mortgage broker, I'll know where to find you.

      Apologies, wasn't my intention to argue for or against a strategy. I should have said, no GOOD lender loans 100%. But the sharks exist, the ones that charge Dutch interest and roll in payments. Every month with them hurts.

      I have been doing this since 2003. I know a lot of private lenders and just as many legit hard money lenders. If you ever need help sorting out who is real and who is just trying to steal your social, I would be happy to point you to the best partners. I also WROTE the software that finds hard money lenders, so there's that too. Cheers.

      And I'll absolutely take you up on the private lender connections. That's actually the main reason I made the post. I'm specifically looking to build relationships with individuals deploying their own capital into Chicagoland investment properties.

      If there are a few people in your network you think would be a good fit, I'd appreciate an introduction
