I pulled every recent sale on the Edmondson Ave corridor (21229) this week. The spread on one avenue tells you the whole story of West Baltimore right now.

**It's not one market — it's about twelve stacked on top of each other.** Within a few blocks you've got rowhouses trading for a few thousand dollars next to ones closing above $300K. Same zip code, same avenue, completely different realities. Location in Baltimore isn't zip-level. It's block-level, sometimes door-level.

**Shells still trade — quietly, and cheap.** A home on the 2900 block of Edmondson closed at $5K in August, and a couple more in the teens to low fifties went through in July and August. Boards up doesn't mean the land is dead; it means someone just bought the cheapest dirt in Baltimore City. There's still real volume at the bottom.

**Renovated product is pulling real money a few doors down.** 1529 Edmondson closed at $308K in August, 3805 Edmondson at $275K, 21 S Monastery at $258K in September. These aren't Charles Village prices — this is the Edmondson corridor itself, and finished rowhouses with updated systems are clearing the quarter-million mark. Buyers are paying a premium for done.

**What this means for landlords:** the as-is-to-renovated gap on these blocks is $200K+. If you're buying the shell, price the rehab honestly — the margin looks fat until the flat roof, old panel, and plaster bills arrive. If you're buying finished, you're paying retail; verify the rehab was permitted and the systems are actually new before you lock in.

**Comps.** Quick look at the numbers around it: as-is shells — 2944 Edmondson Ave sold $5,000 (Aug 2026); 2920 Edmondson Ave sold $19,000 (Aug 2026); 2039 Edmondson Ave sold $50,000 (Jul 2026). That puts as-is value roughly $5,000–$50,000, most likely around $15,000–$30,000 for a true shell. Renovated: 1529 Edmondson Ave sold $308,000 (Aug 2026); 3805 Edmondson Ave sold $275,000 (Aug 2026); 21 S Monastery Ave sold $258,000 (Sep 2026). So a renovated range of $258,000–$308,000. Honesty gap: sold prices come from aggregated sales records that don't show each home's exact condition — the low-end sales likely include vacant or distressed transfers, and the high-end ones reflect the best finished product on the corridor. Same zip, very different streets.

    What are you seeing the total prices to gut a town house at in that market? In my market it can easily be $200 to 300k or even more depending who you hire.
