Building a buyers list for Memphis – share your buy box

Hi all, I'm an investor sourcing off-market and distressed properties in Memphis and nearby areas. Before I send anything out, I'd like to understand what local buyers actually want so I only share deals that fit.

If you're actively buying, reply or message me with:

  • Target areas or zip codes

  • Price range

  • Property type and minimum beds/baths

  • Rehab level you're comfortable with

  • Flip or buy-and-hold

  • Typical closing timeline and funding (cash, hard money)

    Welcome to BiggerPockets! I’m actively buying in Memphis myself and definitely interested in connecting because I’m always looking for good off-market opportunities. My buy box includes single-family homes, duplexes, triplexes, and quadplexes, with single-family properties preferably being 3/1, 3/1.5, 3/2, or 4/2, 1,000+ square feet, built 1950 or newer, and preferably brick on slab with an ARV above $100K. My primary target ZIP codes are 38109, 38111, 38104, 38117, 38116, 38128, 38122, 38118, 38141, 38119, 38016, 38115, 38053, and 38127, and I also buy in parts of North Mississippi including 38671, 38654, and 38637. I generally avoid pools and properties on busy streets. I’m comfortable with rehab projects and am actually focusing more heavily on heavier rehabs right now, so don’t assume something is too rough to send over. Honestly, you can send me anything you have in Memphis that looks like it has the potential to be a deal, whether it's a turnkey rental that cash flows, a BRRRR that's priced appropriately, or a flip with enough margin. I obviously can't buy everything myself, so if I pass on something personally but it fits the areas and numbers my investor clients are looking for, I'll send it out to my clients for them to review as well. My investors pay my commission separately on deals we collaborate on, so you can keep your assignment structure intact while I bring qualified buyers to the table. If there’s a legitimate deal there, there’s a good chance I can either take a serious look at it myself or get it in front of investors who are actively looking to buy.
