Small MHPs, 1031 buyer, need to identify properties

I recently sold a property and am doing a 1031 exchange. I’m looking for deals in another mobile home park.

I’m open to a partnership (tenant-in-common structure), or I’d be happy to pay an assignment fee or finder’s fee for the right deal.

My buy box:

Price: $380k to $900k

Mostly tenant-owned homes

City water and sewer preferred, no lagoons

Not in a flood zone

Vacancy under 10%

Seller financing preferred

Nationwide

    Andriy, on a 1031 into a park in that price range, seller financing is great when you can get it, but having a bank or portfolio lender lined up as a backup helps you hit your 180 day deadline if a seller won't carry. Parks with city water and sewer and mostly tenant owned homes tend to finance well. Happy to share what lenders are doing on small parks if useful.
