Does anyone know someone who can help me. “I own a room-by-room rental house in Lakewood, Jefferson County. Two tenants originally rented individual bedrooms. There are now unauthorized occupants in other bedrooms, and rent is delinquent. I have a written week-to-week lease. I want possession of the entire property. I have called 3 attorneys and I only got their voicemail and none of them has called me back.

    We don’t recommend hiring a jack-of-all-trades attorney as they often charge you for their learning curve🤬

    1)      Go to website of your local court.

    2)      Look up Landlord Tenant cases. 
    - Often these are abbreviated "LT".

    3)      Check out the court docket, which usually list the plaintiffs, defendants and attorneys for each case. 

    4)      You'll want to focus on attorneys for plaintiffs that appear to be landlords.

    5)      Usually, there be a few attorneys that repeatedly show up - these are the attorneys who specialize in Landlord-Tenant cases.

    6)      They will be the most experienced and charge the best prices as they have economies of scale.

    7)      Google their names to find their contact info.

    
    NOTE: Some will not deal with DIY landlords as they don't like wasting their time with all the "handholding" many DIYers want.

    Drew's docket tip is a good way to find the right attorney. Whoever you hire, keep the paper trail clean in the meantime: dated rent ledger, copies of the week-to-week lease, written notices with proof of delivery, and photos of who is actually living in which room. Don't change locks or move anyone's belongings yourself while the case is open. A clean file makes the attorney's job faster, and that usually costs you less.
