I’m an active real estate investor with consistent inbound off-market opportunities where sellers are open to Cash + Upside, or two-step, structured cash offers.

I recently executed my first deal using this strategy. We completed the first closing, listed the property within four days, and it’s already getting strong showing activity. Similar structures are used by larger institutional buyers, and I’m confident this model can scale at the individual-investor level as well.

I'm looking for a reliable lending partner to fund the first closing on these deals. This isn't a typical DSCR or fix-and-flip loan. The properties are turnkey and in good condition, with no rehab required. The loan is in first position and typically represents about 58% to 65% of current market value (CMV), providing a strong equity cushion. The property is re-listed after the first closing, and the loan is paid off at the second closing, typically within four to six weeks.

    Sounds like you need a stabilized bridge loan. Are you putting down at least 10-15% of your own capital here on each transaction or would you plan to at least?

    Leah, I like the strategy you're using, especially with the strong equity position and short turnaround between closings. I'm in the business funding space and help real estate investors access capital through business lines of credit, 0% APR business credit cards, business loans, SBA loans, and revenue-based funding.

    While these aren’t necessarily traditional short-term bridge loans, some of these options could provide additional capital to help you scale without tying up as much of your own cash.
