I'm considering investing in a rental property in Guthrie, Oklahoma, and I'd appreciate hearing from people who know the area.
I'm particularly interested in:
Is Guthrie a good market for long-term rental property investment?
How has property appreciation been over the past several years?
What's the rental demand like, and what are typical vacancy rates?
Are there any major developments, employers, or infrastructure projects that could affect future growth?
Which neighborhoods are considered the best for rental investments?
Are there any challenges or risks that investors should be aware of?
I'd really appreciate any insights, experiences, or data you can share. Thanks in advance!
@Venka Pulla Guthrie has attracted investors because of its affordability and proximity to the Oklahoma City metro, but I'd also spend time reviewing neighborhood-level rental demand, local employers, and recent comparable rents. Those details can make a much bigger difference than citywide averages when evaluating a rental.
Guthrie has a lot of history and a charming downtown. But the tenant base can be lacking. There's no major grocery store and it's just far enough away from Oklahoma City to make it a commute for tenants working in the metro. Granted the price points are lower but they are usually lower for a reason. My two cents.

You're asking the right questions before buying, especially when looking at a market from a distance. The neighborhood, tenant base, and local management team will usually matter more than just the city name. I'd also recommend comparing Guthrie with other cash-flow markets in the Midwest where investors are still finding affordable rentals and value-add opportunities. A strong local team and solid numbers will always beat chasing a market just because it's popular.
IMO Guthrie is a great medium to long term play. It is bordering Edmond which has the highest per capita and the best school districts in the state but it is way more affordable. Also, right where guthrie and Edmond meet there is a huge commercial development with a Ruth Chris, Wholefoods, shake Shack and more. Rental demand is consistent and growing as Edmond becomes more and more unaffordable. We have built and leased over 25 in Guthrie YTD, slow start in January was expected but we are full leased with everything that is already built.
Average appreciation across OK is around 5% per year over last 10 years but I wouldnt expect that in any market in the short term
Id classify guthrie as a solid B investment depending on the neighborhood. Let me know if I can provide any additional information to help with your research.
