NM Mntn F&F: $40k Equity Partner Needed (High ARV)

Hi everyone,

I am an Interior Designer based in New Mexico, currently locking in a high-margin Fix & Flip deal in the Tijeras mountain area.

Project Snapshot:

  • Property: Single-family home on 2.32 private acres (3 Bed / 3 Bath / 3-Car Garage / 2,280 sq ft).

  • Estimated ARV: $525,000 – $550,000

  • Purchase Target: $250,000 (Gut rehab required)

  • Estimated Rehab: ~$65,000 (Value-add execution: HVAC, custom deck, new flooring/windows, and high-end cosmetic upgrades managed directly by me).

Partner Opportunity:

  • I am seeking a Private Money / Equity Partner to contribute $40,000 to cover the down payment, closing costs, and holding reserves alongside primary financing.

  • In exchange, I am offering a generous profit-split or a structured return via a Promissory Note / Mortgage Lien upon resale.

My Advantage:

  • As a professional Interior Designer and project manager, I handle design, material sourcing, contractor oversight, and hands-on execution to keep rehab costs lean and maximize resale value.

If you are an investor looking to deploy $40k into a high-yield mountain rehab project with a clear exit strategy and strong equity cushion, please comment below or send me a Direct Message to review the Deal Deck!

Best,

Laura

Hi Laura — with numbers like yours ($250K purchase, ~$65K rehab, $525K+ ARV), you may not need an equity partner for the $40K. A fix-and-flip loan can usually cover most of the purchase plus the rehab budget, which shrinks the gap a lot — and you keep the profit instead of splitting it. If you want, send me the property address and your timeline and I'll sketch out what the loan structure looks like on this one. Strong deal either way.

      Hi Jiao,

Thank you for reaching out and for the feedback on the deal metrics! Keeping the equity instead of doing a 50/50 split is definitely the preferred route if the leverage makes sense.

Here is the overview for the deal structure:

      • Market: Tijeras, NM (East Mountains / Albuquerque Metro Area)

      • Property Specs: Single-Family Home | 3 Beds / 3 Baths / 3-Car Garage | 2,280 sq ft on 2.32 Acres

      • Purchase Price: $250,000 (Targeting offer)

      • Estimated Rehab: ~$65,000

      • Target ARV: $525,000 – $550,000

      • Timeline: Ready to submit offer upon loan pre-approval; estimated 4-6 month total hold time (rehab + resale).

A couple of quick questions before sharing the full property package:

      1. Do you lend in New Mexico?

      2. What LTC/LTV leverage do you offer for first-time flippers with strong design/project management experience?

Looking forward to seeing what structure you can put together!

      Best,

      Laura

Hi Laura, thanks for the details — helpful.

Yes on New Mexico: I work with wholesale fix-and-flip lenders who lend there, so NM isn't a problem.

On leverage, I'll give you the straight version. The 90% you see advertised is for experienced flippers. On a first flip, lenders usually land around 80–85% of total cost, and they also cap the loan at roughly 70–75% of ARV. On your numbers — $250K purchase + $65K rehab = $315K total, ARV $525–550K — the cost cap is the one that binds first: a loan in the $250–270K range, with you bringing the rest plus closing costs. That's close to the $40K you were looking to raise, except it's debt instead of a partner — no profit split, and the house stays 100% yours.

If you want, send me the address and your timeline and I'll take it to the wholesale desk for an actual term sheet check before you make an offer.

    Best,

    Jiao

      Hi Jiao,

I am bringing on an Equity / Gap Partner to cover the remaining $40k gap in cash because I prefer it than taking on additional personal debt, at least for the first flip, while using the loan for the primary purchase and rehab budget. Even when that means spliting the profit.

Please send me your direct email address, and I will email you the complete property package (address, specs, timeline, and rehab breakdown) so your wholesale desk can generate a formal Term Sheet for us.

Looking forward to reviewing the numbers!

      Best,

      Laura
