I’m testing a simple idea for first-time landlords with 1–5 properties who are tired of managing everything through spreadsheets, texts, and separate apps.
I built a one-page concept and I’m trying to get honest feedback from people who actually manage a few rentals. Does this solve a real problem, or are the tools you already use good enough?
For a first-time landlord with 1 to 5 properties, the tools already exist, so a new one has to beat a spreadsheet on one specific job. The pain I would test is rent tracking plus a dated record of every repair request and notice, because that is what people scramble for when there is a dispute. If your concept makes that record automatic without extra data entry, that is a real problem solved. If it is another place to type, people will drop it in a month.
Ethan, I’d include an exit test in your research: can the owner download a readable history with the photos and attachments if they stop using the tool? For a small landlord, moving everything in is a commitment even when the monthly price is low. Showing how easy it is to keep their records and leave would make the first trial feel much less risky.
