I've spoken with several property owners who manage their own properties, and many of them face challenges dealing with tenants, contractors, maintenance, and other common property management issues.
If you're a property owner managing one or more rental units yourself, what is the biggest challenge you face, and have you found a solution to it?
I'd love to hear about your experiences and learn more about the problems you face.
Keep communication simple and in writing. Give tenants one way to report a problem, say how fast you respond, and follow through every time. Put the repair process on paper too: who to contact, what counts as an emergency, and how long routine fixes take. Most tenant frustration comes from not knowing what happens after they report something. Clear expectations up front prevent most of it.
For furnished rentals, I’d focus on what happens when a stay changes. An extension can affect the cleaner’s visit, the door-code expiry and the next arrival. It’s easy for the guest to get a yes while one of those still shows the old date. A short change checklist with a named person confirming each update would be high on my list before adding another tool.
Coordinating maintenance can be a headache, especially when you're trying to line up a contractor's availability with the tenant's schedule. Having a reliable list of vendors and a system to track requests helps, but the follow-up is just as important. A repair isn't really done until you've confirmed the issue was resolved.
