North Atlanta(Gwinnett) Siding Installer recommendation, Vinyl vs. James Hardie?

Dear BP members:

Anyone here in Atlanta area that has done siding replacement recently? I would really appreciate if anyone has good contractor recommendation.

I have a small rental(3bed/2bath) in lawrenceville with about 2000 sqft(measured siding sqft) to be replaced. Most roofing/siding companies pushing for James hardie(30k not including painting), do you all know what would be a reasonable price? What extra do I need to get it painted after?

Another question is, based on the neighbhood (not that great), I feel it might make more senses to go with Vinyl, because it is slightly cheaper and it no longer needs paiting after every 5 years, seems easier to maintain. But the roofing/siding companines I've talked to, they all saying Vinyl is junk, and should go with hardie, I am kinda lost :)

Any comments or insights are warmly appreciated...., 🙏
JS

It's true, vinyl is junk....but it depends on your budget. If you can afford Hardie, go for it. There is a pre-colored version that costs slightly more, but is a lifetime product.

Agree Hardie is way better, have it on my home, but I have used vinyl on rentals in B neighborhoods that looked decent for years. Most recently did vinyl on two small ranch rehabs with no problems showing or selling quickly.

How much does it cost for your recent vinyl project?

Not a clue included in whole house renovation.

Good questions. I’m a real estate investor and also do sales for a large contractor, so we’ve done hundreds of these projects.

If you’re going to keep the house long term, it would be best to do Hardi. But that approach (with paint) will be substantially more money.

If your budget is that tight and your neighborhood has other vinyl houses, I’d strongly consider going that route.

    Lmk if I can help.
