Hi my name is Edwin and I am brand new to wholesaling real estate. So new that I have not done my first deal yet. Lol. Looking to build a network of cash buyers so I can build a partnership with and we can hopefully start closing. I have a few potentials but if I can’t assign the contract I’m not in the game. Any guidance or potential to network is appreciated I’m in linden nj

Welcome, Edwin. Straight answer: real cash buyers don't join a 'network' — they respond to real deals. A buyers list built before you have a contract is mostly tire-kickers. It builds itself the day you bring one property at a real discount with clean numbers.

Here's the order that actually works in the Linden / Union-Essex area:

    1. Learn your buy box from the buyers' side. Look at what flippers and landlords actually paid for houses in Linden, Elizabeth, and Newark over the last 6 months, and what the renovated ones resold for. That tells you what 'a deal' means here. Most active buyers work backwards from ARV minus rehab minus their margin, and the numbers are tighter than the YouTube math.

    2. When you do get something under contract, present it as a packet, not a text blast: address, beds/baths and square footage, occupancy, the sold comps behind your ARV, a realistic rehab estimate (a contractor's number, not a guess), your asking price, how buyers can see it, and how fast you can close. Buyers decide in about 60 seconds.

    3. Paper matters. Before your first deal, have a NJ real estate attorney review your contract — you need it assignable, with clear timelines and earnest money you can actually afford to lose. And never lock up a seller's house if you have no realistic way to perform. In a market this size, that reputation follows you.

Do those three things and the buyers find you. Bring one real deal to a local investor meetup and you'll leave with a better list than any ad will get you.
