Chattanooga new construction: what sells in Hixson / Soddy-Daisy right now?

Hi everyone,

We're a small builder out of the Charlotte area looking closely at Chattanooga for 1,400-2,000 sf new single-family homes on existing infill lots, mostly Hixson and Soddy-Daisy, maybe Red Bank and City infill.

For those of you investing, building or selling new construction there, I'd love your honest read:

  • Where are new builds in the $300K-$450K range actually moving, and which pockets sit?

  • How hard is it to find finished lots with sewer in Hixson / Soddy-Daisy vs. septic?

  • Any surprises with permitting or utilities in Hamilton County vs. the City?

  • Which local builders are setting the pace at that price point?

Thanks in advance, happy to share what we learn as we go.

Ophir

Thank you for sharing such a clear target — that helps. At 1,400 to 2,000 square feet in the $300,000 to $450,000 range, I would start with recent closed sales of similar new builds, not just active listings, and pay close attention to size, finishes, lot type, and days on market. A finished lot with sewer can change both cost and timeline compared with septic, so verify availability, tap fees, and permitting steps before you commit to a lot. I would also talk with a local agent and builder about which floor plans and price points are moving, what buyers are asking for, and where new builds are sitting. That local, lot-by-lot homework will tell you more than a general market label.
