Any ideas on how to get into real estate with no liquid cash to purchase or inject into a property?  

The co-signer should just be the "money man", but unfortunately they frequently inject themselves into the transaction, which makes things more complex and a hassle for you, the landlord. 

Invest in multi-family real estate (with enough units for it to be considered commercial property) that needs some capital injection in order to become stabilized.

That is a good strategy to start and get a few flips to inject some cash.
