Your hundred dollar buy less today than 2 years ago- most asset will have long appreciation anyway especially real estate property as way to hedge inflation and possible currency devaluation- cash flow is always good especially if property located in appreciating market

Finally (and this is just my opinion), your properties have tangible worth and provide a hedge against inflation, which is far more than can be said for over valued stocks run amok in an economy where government policy is to print money, thus forcing devaluation of the dollar.

Of course inflation kicks in year over year devaluing the dollar so the hope is to be at a neutral position where  the 300k is still worth the same year over year.I find developers also when they get older many retire and then passively invest with younger ones coming up on the scene.It's all how much you want to work versus tax liability and current net worth.

in buy and hold real estate you risk in a down turn is not devaluation of the asset per se. the only risk that presents is if you want to exit and you lose your downpayment money or have to stroke a check to exit.the risk to a buy and hold investor is stoppage of cash flow..
