You won't be able to replicate the potential future appreciation though that you will get being close to the city.

Looking at a competition standpoint, I would consider places where it will be fairly difficult for others to replicate a product you're looking to share.   

ie- we're almost exclusively in Indianapolis right now, and seeing excellent returns that we are able to replicate easily.

But in a maturing market building a replicable blue print where there is little duplicable inventory is difficult to do.  

Some of the repairs are things I would have probably had to taken care of over time anyway, but a lot was avoidable or should have been budgeted for.I look at this house, and while I've made money on it, I cringe at the thought if I had replicated this deal over and over very quickly in the beginning.  

You know, I know.....Everybody knows that something like this is not going to be replicated on any sort of scale.I assume this is some one off you bought at the very bottom of the market and you will admit that results are not typical. 

I think if it were done correctly, it would gain national attention, and the model could be easily replicated.
