I am clearly not an artist or even very good at drawing a straight line, so understand this is amateurism at its finest, but these before/ after sketches should give you an idea of the floor plan changes.  

Nothing screams "amateur" more than a nice smooth patch on a rough textured wall. ;-)You can buy small cans of texture touch-up for under $10 at a hardware store.

I'm like upper-amateur level and none of the content I've gotten into yet sheds light on Auctions. 

I'm still such an amateur I couldn't give you much advice.  

Hello BP,Fairly amateur RE investor here, but I've been looking at buying some rental properties out-of-state.

@Marlon Thomas Jr , while your ambition/goal is commendable,  don't expect banks and investors to trust you with their money when you're a 20-yr old amateur with no experience.I know of a success: a family friend didn't want to go to college.

I guess what I'm getting at is, if its a big no no / amateur move in the investing world, or maybe just an everyday aggressive move.

Given the lower initial investment, MH's seem like a very reasonable way for an amateur investor to get started.
