Location is causing the hyper discrepancies it looks like above average to the bottom are stagnating to falling but great to primo locations of Miami are still perma-bid.

Not sure why the discrepancy in amounts other then number of bedrooms and of course a landlord may choose to rent below market.

That's a big discrepancy.  

I'm wondering about how the courts treat this - ie: say there are discrepancies in local (in state operating LLC) vs that out of state holding company's treatment of the laws - is it a simple, appeal process to get a matter into that holding company's courts? 

In the future maybe make sure a tenant is present with any contractor so as to avoid any discrepancies.

As far as the leads go, did you call the company who supplied you the leads to ask about the inaccurate names discrepancy?

I bet the amount will be higher...then again who knows but at least I can cut out ANY discrepencies!

Pete, you're correct regarding the price discrepancy between neighborhoods.

Also, if there is a big discrepancy in rents, in many cases a rent gap coverage can be offered.

My general philosophy is that there is not a wide discrepancy in expected returns between different markets.
