Reminder:Ground improvements qualify for bonus depreciation.This includes various landscaping.Roads and external parking areas.Sidewalks and pathways.Fences.Utility systems (including the installation or improvements to water, sewage, drainage, and electrical systems).Outdoor lighting.Rec facilities (like playgrounds, sports courts, and swimming pools).And more.It's a big category for depreciation/bonus depreciation that we love.

I’m seeing more developers (especially in the Midwest and Southeast) designing small STR communities with:No HOAs or restrictionsBuilt-in smart tech and cleaning closetsFurnished units from Day 1STR zoning baked inCluster layouts with shared amenities like fire pits, outdoor kitchens, or plunge poolsIt’s like “Airbnb meets horizontal multifamily.”And the numbers make sense — especially when land is cheap, and you're designing around the STR model instead of retrofitting an old house.

They can see easily that it's a 3/2 and your front porch isn't a great selling feature compared to the spacious backyard with outdoor living space so I'd lean into these amenities.
