This tenant has suffered a medical condition resulting in a rapid deterioration in her health.

For example, allowing wood to deteriorate, not providing handrails, faulty locks, windows that won't open properly (fire escape), electrical deterioration, etc.  

These places are just going to continue to deteriorate. 

But it still created trouble in the past when some tenants wanted to leave earlier due to a deteriorating relationship.  

But, if repairs come up and they don't have the money to fix them, if they put a bad tenant in that does a lot of damage, or in general, if the neighborhood starts deteriorating, it could turn into a bad investment.These are all things to think about with any real estate investment.

Also with everything going on, should I wait for market conditions to potentially deteriorate?

I see this all over Philadelphia with Properties built around that same time that are deteriorating due to contractors missing these small ticket items. 

However, I’d be on a sharp lookout for any signs of a deteriorating situation.

However the water leak from the kitchen sink directed the water under this foam cushion layer and trapped it on the plywood, where we have a wonderful lively any colony living in the layers of the rotting deteriorating wood. 

Gradual deterioration or aging of anything is not my priority - only stains, scuffs, holes, tears, and excessive damage caused by my fault or negligence.
